Water damage is the one situation where the clock genuinely decides the outcome. Materials absorb immediately, and mould growth can begin within 24 to 48 hours in the right conditions. The difference between calling that night and calling Monday morning is frequently the difference between drying a room and rebuilding it.
Shut the main water valve if it is a supply line, water heater or appliance hose. Everyone in the house should know where that valve is before an emergency, not during one. If it is groundwater or a storm event, there is no valve to close and the priority moves straight to extraction.
Photograph and video everything before moving items or starting cleanup. Wide shots of each room, close-ups of damaged materials, the water line on the walls, and the source if it is visible. Insurers assess from this evidence, and it is far harder to argue scope weeks later without it.
Keep damaged items until the adjuster has seen them or explicitly released them, and keep receipts for anything you buy during the emergency.
Box fans move air but they do not remove moisture from it. Without dehumidification you are evaporating water into the room, where it is reabsorbed by drywall, framing and insulation. That is how a contained problem spreads into the wall cavity.
Proper drying is air movers positioned for airflow across wet surfaces plus dehumidifiers sized to the volume of the space, with moisture readings taken daily until materials reach dry standard rather than until they feel dry to the touch. Feeling dry and being dry are different things, and the gap is where mould grows.
Clean water caught quickly: carpet usually saved, pad usually replaced. Grey water from a washing machine or dishwasher: pad lost, carpet sometimes saved. Sewage or groundwater: porous materials that absorbed it — carpet, pad, drywall, insulation — must be removed rather than dried and reused. That last one is not negotiable, and anyone offering to simply dry and clean a sewage-flooded carpet is not doing you a favour.
Time changes the category too. Clean water left sitting for two days becomes a category two problem on its own.
