Commercial carpet fails differently than residential. It is usually low-pile glue-down or modular tile, chosen to hide soil, which means by the time it looks dirty it is carrying a heavy load. The wear pattern is predictable: entrance areas, the path from the door to the reception desk, in front of the elevator, and around the coffee station.

Encapsulation or hot water extraction

Two methods, and the right one depends on your building.

Encapsulation uses a polymer that crystallizes around soil so it can be vacuumed out afterward. It is low moisture, dries in under an hour, and is ideal for offices on a maintenance schedule or any space that has to be occupied first thing in the morning. It is the workhorse for interim cleaning.

Entry matting is the cheapest thing you can do

The vast majority of soil in a commercial building walks in through the front door. Fifteen feet of proper walk-off matting at every entrance captures most of it before it reaches the carpet, and it costs a fraction of what more frequent cleaning does. If your building has three feet of matting inside a glass door, that is the first thing worth changing.

Second cheapest: vacuuming with a commercial upright on a schedule that matches actual traffic, not a uniform once-a-week pass over the whole floor.

Contracts, insurance and billing

We provide a certificate of insurance for property managers and building owners before the first visit — standard requirement for most co-op and commercial buildings in Nassau County, and we do not need to be chased for it.

Work is quoted per visit or on a recurring schedule at monthly, quarterly or semi-annual intervals, with the recurring rate lower than one-off calls. We invoice on terms for established accounts. Ongoing customers get priority when something goes wrong before an inspection or an event.
