Water Damage: What to Do in the First 24 Hours
Mould can begin within 24 to 48 hours. What you do on day one determines whether this is a drying job or a rebuild.
April 28, 2026If you wake up stuffy and clear up an hour after getting out of bed, the mattress is a reasonable suspect.
A person loses roughly half a litre of moisture a night and sheds skin continuously. Both go into the mattress. That combination feeds dust mites, microscopic arachnids that live in bedding by the million and whose waste proteins are among the most common indoor allergy triggers there are.
People are not allergic to the mites themselves. They react to the digestive proteins in the waste, which becomes airborne when the bed is disturbed — which is to say, every time you move in your sleep.
The telltale sign is timing. If you wake with a blocked nose, itchy eyes or a scratchy throat that clears up an hour or two after you get out of bed, and it happens year round rather than seasonally, dust mite allergen in the mattress and pillows is a reasonable suspect.
Seasonal symptoms point to pollen instead. Year-round symptoms that are worst in the morning point indoors.
Professional mattress cleaning removes a large share of the accumulated allergen load: the mites, their waste, and the skin cells they feed on. High-filtration vacuuming lifts the surface material, and low-moisture hot water extraction pulls out what has worked into the fabric and the top of the foam.
What it does not do is sterilize the mattress permanently. Mites return, because the food source — you — returns every night. Cleaning is a reset, not a cure, and the honest framing is that it substantially lowers the allergen level and then the level slowly builds again.
A zippered allergen-barrier encasement. This is the highest-impact item on the list and the cheapest. It fully encloses the mattress in a fabric with a weave too tight for allergen to pass through. Do the pillows too.
Hot weekly sheet washing. Water at 130°F or above kills mites. Cooler water washes some away but does not kill them.
Moderate humidity. Mites need humidity above roughly 50 percent to survive, and they cannot drink — they absorb moisture from the air. South Shore summers give them plenty. Running air conditioning or a dehumidifier in the bedroom does more than most people expect.
A mattress cannot be soaked. Foam holds water for days, and a damp mattress core is a mould problem far worse than the dust mites were. This is why mattress cleaning is a low-moisture job by necessity — controlled application and strong vacuum recovery, with the bed usable again the same evening.
Anyone offering to steam clean a mattress until it is wet through is creating a problem, not solving one.
Mattresses accumulate. A ten-year-old mattress that has never been cleaned or encased has a substantial allergen load, and cleaning it produces a noticeable difference. But if the mattress is also sagging, unsupportive or past its useful life, cleaning is money spent on something due for replacement. We will say so rather than take the booking.
